City Park - Denver, Colorado

Brownstones on the Park

This beautiful, four-unit project is located in the heart of City Park overlooking the boathouse. Kerbs has been instrumental in the development of the project consulting on architectural design, floor plans, exterior materials and interior finishes insisting that the finished product remain consistent with the purest definition of a brownstone. Slated for completion in 2015, the development is projected to set a new precedent of value in the City Park neighborhood. To achieve his sales goals, Kerbs has implemented a sales strategy designed to allow appreciation in a strong market throughout the construction process. During development, qualified buyers who are interested in the project have been invited to reserve their interest on a waiting list; however, exact pricing has been withheld. At the time a Certificate of Occupancy is issued, pricing will be established and prospects will be contacted in the order in which their inquiry was received.

LOHI - Denver, Colorado

Zuni 30 Townhomes

The fourteen unit townhome complex occupies one of LoHi’s last available building sites. Determined to create a new standard of construction in the neighborhood, Kerbs has consulted on every facet of the development. From design plans to final finish selection, Kerbs has been meticulous in selecting products that are indicative of a price point far beyond the list price. For Kerbs, it’s important to establish a project’s credibility with prospective clients. Beyond offering unmatched value in the neighborhood, Kerbs has implemented a stress-free purchase process where quality products are standard finishes thus abolishing a complicated schedule of escalating upgrades. The impetus for his innovation stems from a broad understanding of the neighborhood’s clientele allowing him to develop a sales strategy that meets the demand of the local buyer.

Cherry Creek North Townhomes

Undisclosed location. Four contemporary townhomes featuring 3,500 square feet of living space above grade and an additional 1,000 square feet below. The PSF will most likely set a new price precedent for townhomes in Cherry Creek North. Delivered winter 2015.

Four Seasons Private Residences

Responsible for 15 percent of the total sales in the initial close-out of the project without being on-site. Since then, Kerbs has been directly involved in 11 of the subsequent 22 re-sales. His initial re-sale established a precedent of value in the building which subsequently allowed him to sell a half-floor unit in January of 2014 at $967 PSF – a record for the city of Denver and the seven-county metro area. Unit prices range from $750,000 to $5,000,000.

Golden Triangle - Denver, Colorado

Museum Residences

Originally marketed at over $500 per square foot, the value of the building quickly eroded below $300 per square foot. Kerbs was brought in to close-out the project and quickly set-out to reinvigorate interest in the residences. Kerbs successfully sold the building and restored value to $400 per square foot. Unit prices range from $250,000 – $725,000.
