Four Seasons Private Residences, Downtown
Responsible for 15 percent of the total sales in the initial close-out of the project without being on-site. Since then, Kerbs has been directly involved in 11 of the subsequent 22 re-sales. His initial re-sale established a precedent of value in the building which subsequently allowed him to sell a half-floor unit in January of 2014 at $967 PSF – a record for the city of Denver and the seven-county metro area. Unit prices range from $750,000 to $5,000,000.
Museum Residences, Golden Triangle
Originally marketed at over $500 per square foot, the value of the building quickly eroded below $300 per square foot. Kerbs was brought in to close-out the project and quickly set-out to reinvigorate interest in the residences. Kerbs successfully sold the building and restored value to $400 per square foot. Unit prices range from $250,000 – $725,000.
122-128 Garfield, Cherry Creek
Successfully sold out the project during the pre-construction phase and represented the buyer in the sale of three of the four units. Unit prices range from $900,000 – $1,100,000.

Kerbs provided significant consultation to the builder on interior and exterior finishes to bring top dollar. From the pre-construction phase onward, Kerbs sold 17 of the 29 units in the project. Of the 17 units sold, Kerbs represented 75% of the buyers. Unit prices range from $450,000 – $1,300,000.

Previously marketed by a competitor for over a year with zero sales, the developer approached Kerbs for his marketing and pricing expertise. Kerbs quickly recognized their pricing was drastically off and developed an entirely new pricing strategy and personally sold all 6 units while representing the buyer in 4 of the transactions. Kerbs rose to the challenge of this 15-unit complex after being approached by the builder to help re-launch the property. After multiple failed attempts by two competing groups, Kerbs managed to sell 11 of the units while personally representing the buyer in 6 of the transactions.
